How the cost is worked out
A turnover is the work between one guest leaving and the next arriving. Its cost is made of a few parts that are easy to forget when you set a cleaning fee, especially laundry and the small items you restock every time. This tool adds them up and shows the fee you would need to charge to cover them.
- Cleaning labour = hours x hourly rate, or the flat charge if you enter one. If you clean yourself, the rate is whatever your own time is worth to you.
- Cost per turnover = labour + laundry + consumables + anything else.
- Fee that covers it = cost per turnover divided by (1 minus platform fee percent divided by 100). Platforms often take their fee from everything you receive, the cleaning fee included, so the fee has to be a little higher than the cost for you to keep the full amount.
- Your fee after the platform = your fee x (1 minus platform fee percent divided by 100). The gap is that figure minus the cost per turnover.
- Per month = the per-turnover figure x turnovers per month.
Worked example
3 hours at 25 an hour, laundry 18, consumables 6.50, key handover and other costs 5. The platform keeps 3 percent. The host charges a 90 cleaning fee and has 8 turnovers a month.
| Labour: 3 x 25 | 75.00 |
| Cost per turnover: 75 + 18 + 6.50 + 5 | 104.50 |
| Fee that covers it: 104.50 / 0.97 | 107.73 |
| 90 fee after the platform: 90 x 0.97 | 87.30 |
| Gap per turnover: 87.30 - 104.50 | -17.20 |
| Gap over 8 turnovers | -137.60 |
|---|
With these numbers the fee covers about 83.5 percent of the cost, so the host pays the rest from the nightly price. The number to set your fee at is your decision: it may also depend on what guests in your area expect, which this tool does not know.
What this does not do
This is a calculator, not advice. It adds up the numbers you type in and shows the result. It does not know your local cleaning rates, your platform's fee, your taxes or your listing's market, and it does not tell you what fee to charge or how to treat any cost for tax. Check those separately with the right source.
Questions
What should I put in platform fee percent? The percent your booking platform takes from what you receive, shown in your own host account or payout statement. Leave it at zero to ignore it.
What if I clean it myself? Enter your hours and a rate for your own time. Setting the rate to zero shows only the money that leaves your pocket.
Where does laundry go if I use my own machine? Put your own estimate of water, power, detergent and wear per turnover. If you use a linen service, put what it charges per stay.
